Once the prospective buyer arrives at the property, a Home Pulse Pro home inspector discusses the Agreement Contract and the client receives Home Maintenance Manual. (Manual is based on availability)

Next, the buyer is encouraged to accompany the inspector on a complete walk-through of the property. The inspector will discuss any problems he may have discovered, from structural, electrical, and safety concerns to recommendations.

Following the walk-through (Typically on the same day), the inspector will provide the client with a complete Digital report on the condition of the property. Should the buyer have additional questions and concerns at a later time, Home Pulse Pro Home Inspections will be glad to answer them.

Why do I need to test for radon?

Radon is a cancer-causing radioactive gas, that cannot been seen, smelled or tasted, but can be in your home. Radon comes from the radioactive breakdown of uranium in soil, rock, and water, entering your home. Radon is the second leading cause of lung cancer in the United States today and kills over 20,000 people annually.

Pre Listing Consultations

Fast becoming a popular inexpensive  Sellers option before listing a home.
Most real estate sales process's have an inspection contingency. The Buyers will Hire a professional home inspection company to perform an inspection on the property. If the buyer’s home inspector finds deficiencies within the home, it can cause the buyer to think twice and the deal can possibly fall through. At best, surprise issues discovered by the buyer’s inspection will delay the closing process, and usually the seller will either pay for costly last minute repairs, accept a lower price, or provide credits on the transaction.
We recommend the sellers have a “Pre-Listing” inspection consultation performed "Before" your home is listed and here is why - Typically within 5 days of a contract being placed on your home, a buyer will hire a home inspector to perform an inspection of your property. In most cases (unless it is sold “as-is”) you will presented with a ” BINSR –  Buyer’s Inspection Notice and Seller’s Response”
Unfortunately, in our society today, home inspectors have become targets. As a result, many home inspectors tend to point out just about anything as “suspect” or provide comments such as: “recommend further Evaluation or repair by qualified Professional.”
What is a Pre-Listing Consultation?
Home Inspectors clients are nearly 80% Buyers. A pre listing consultation is a service HOME PULSE PRO offers to the seller to help prepare the home to be sold which can in save preparation time, money , and headaches for the seller all before Listing your home.

Examples of consultation services:

4 Point Inspections

Q: What exactly is a 4 Point Insurance Inspection and do I need one?

Most insurance companies today require a 4 point inspection to be performed on a home in order for you, the home buyer to receive Home Owners Insurance. These 4 point insurance inspections are to be performed by certified, licensed and insured home inspectors and can not be performed by the home owner themselves.

Q: What does the 4 Point Insurance Inspection Cover?

All 4 point Home Pulse Pro home inspections include a limited scope evaluation of the following four most specific systems and components:

  • Roof – Insurance companies want to know the condition of the roof as well as the approximate year the roof might need to be replaced
  • Plumbing – Insurance Companies are looking for what kind of piping (copper, plastic etc.) is being used, and dates if the system has been upgraded, any leaks or flaws and information about the hot water heater
  • Electrical System – They want to know size of the main service, any dangerous wiring, dates of any upgrades and then SOME not all Insurance Companies want to know the make of the electric panel and if there are any aluminum wiring
  • Heating and Air Conditioning – Looking for the date of installation, approximate life of the unit and if the system is functioning correctly

Q:" I’ve had a home inspection performed… Can’t I just use that report?"

Insurance Companies will not accept home inspection reports because they are looking for specific information. Your home inspection report is very detailed and they only want the 4 point inspection. We suggest that you contact your insurance company before you have a home inspection performed to verify if you will need a 4 point inspection or not. If so a Home Pulse Pro home inspector will gather the necessary information for your 4 point inspection.
